    Eastern Hillsborough County (east of I-75 and south of I-4) is one of the fastest growing areas in Tampa Bay. It is popular with downtown commuters and has many opportunities looking for new construction. Some of the most popular eastern cities include Brandon, Riverview, Lithia, Valrico and Apollo Beach.     Brandon is a rapidly growing eastern suburb of Tampa in Hillsborough County. It is the 18th largest community in the state. Brandon’s boundaries neighbor growing communities including Valrico, Riverview and Seffner. Booming Brandon is popular with downtown commuters and young families and is easily accessible from I-75 and I-4 as well as the Lee Roy Selmon Crosstown Expressway, a toll road from Brandon to downtown Tampa. Brandon is also served by seven Hillsborough Area Regional Transit (HART) bus lines connecting Brandon with downtown Tampa, Ruskin, Dover, FishHawk and MacDill Air Force Base.

    Riverview is an expanding suburb that sits along the Alafia River (pronounced AL-uh-fi). The 25-mile river, which feeds into the Tampa Bay, has been the center of the community since the early 1800s when two small towns, Riverside on the north and Peru on the south, were settled. In the 1940s Peru, one of the oldest Indian settlements in central Florida, merged to form the current city of Riverview. The river is still the heart of Riverview with citizens and businesses working to find a balance between rural and suburban lifestyles while protecting the environment and embracing the unique history and culture of the area.

    Nestled among century-old trees and sparkling lakes, Valrico offers the charm of a small community with the conveniences of a bigger city. Valrico is very family oriented with A++ rated schools and lots of greenspace in the 14-square mile city east of downtown Tampa. Valrico borders heavily-populated communities including Brandon and Bloomingdale but has stayed a true to its namesake meaning of rich valley with long ponds. Valrico is easily accessible from I-75 and I-4 and such has seen a 400% population increase in the past 10 years. Valrico began as a region of cotton plantations known as Long Pond. The arrival of the Florida Central and Peninsular Railroad brought many new immigrants from points north and the community was given its current name, Spanish for “rich valley”.

    Lithia is a small community located in southeastern Hillsborough County, one of Florida’s fastest-growing regions. Lithia is booming with new construction including FishHawk Ranch and FishHawk Trails and Lake Hutto. Lithia is just a short commute to larger cities, but far enough away to keep the wonderful small town charm. The community has a rich history in agriculture, sawmills, and phosphate mining and includes beautiful parks and nature trails.  Alderman Ford Park has picnic and play areas as well as walking trails.  Lithia Springs Park has camping, picnic and play areas as well as “the springs” open for swimming.

    Apollo Beach

    Apollo, the Greek god of sunlight, seems often present in the Florida waterfront community of Apollo Beach. Apollo Beach is at the heart of the south Tampa Bay and is extremely accessible and convenient as a base for working in the Tampa Bay area and enjoying the vast array of recreational experiences surrounding the bay and river. Apollo Beach is home to the Tampa Electric built Manatee Viewing Center, a manatee observation platform at the Big Bend Power Station.
